Access Statement

Arrival & Car Parking Facilities
•On Arrival to the property there is a large wooden entrance gate, this is open 24 hours when the B&B is operating.

•The property is located 200m along a downhill gravel drive

•No marked parking bays but there is ample room for all cars

•We can assist guests with luggage

•The village is a few minutes’ walk from the Bed and Breakfast, down a steep footpath and over the river

Main Entrance & Reception
•The front door has one step 10cm high.

•The door is 93cm wide

•On entry into our home there is a hallway 2 by 6 meters

•There is slate flooring throughout the ground floor public area’s

Public Areas

•The covering on stairs is short pile carpet and upstairs flooring is engineered oak

•The breakfast room and lounge are on the ground floor.

•There are 14 stairs to a landing for the garden room followed by a further 2 stairs to the river room.

•Bedrooms are all ensuite.

•Internal doors are 830mm wide

Bedrooms

•The garden room is located to the front of the building and has an ensuite shower room, there are 2 steps to access the shower. no bath, no grab/support rails etc.

•The river room is located at the rear of the building and has an ensuite bathroom down 2 steps from the bedroom. Large bath with shower, no grab/support rails etc 

Laundry room 

•Our laundry room is available if required, please ask

•Access to the river is via steep steps or scrambling down the embankment . Ground floor of house to river level is approx 6m. 

Additional Information 

•Mobile phone reception is generally good

•We are a no smoking building, smoking is allowed on the patio and around the grounds.
